Trump Tower Tbilisi Launches as Anchor of $2bn Downtown District

The Trump Organization and Georgian developer Archi Group have formally launched Trump Tower Tbilisi, a 62-storey, 280-metre tower that will anchor an approximately $2 billion six-tower district on the site of the Georgian capital's former hippodrome.
The invitation-only launch was held on 15 September at Tbilisi's Funicular complex, attended by Prime Minister Irakli Kobakhidze and Economy Minister Mariam Kvrivishvili. The Trump Organization issued its official release on 18 September.
The scheme
The masterplan, branded Downtown Tbilisi, covers eight hectares beside Tbilisi's Central Park and comprises six towers totalling approximately 6.4 million square feet of gross building area, according to the official announcement.
The mix runs to 2.7 million square feet of residential, 500,000 square feet of retail, 450,000 square feet of offices and 450,000 square feet of hotel. Studio units start at $290,000, or about $7,000 per square metre, Archi told The National. Gensler is the architect.
The tower is scheduled for completion in 2031, with the wider district due by 2033. Earlier Trump Organization materials described a roughly 70-storey building; the 62-storey figure in the official release reflects design development.
Who is actually paying
This is a branding and licensing arrangement layered onto local capital, not American foreign direct investment. The debt is Georgian: TBC Bank and Bank of Georgia, whose parent groups are listed in London, are providing the financing package.
Archi Group and INVIA are named as the main partners and developers, with The Sapir Organization as co-developer and Block Stone Capital, Finvest Georgia and Vector Group as minority partners. Partner lists have varied across outlets; the naming here follows the official release.
Archi is Georgia's largest developer, with more than 18% market share. It sold over 3,000 residential units in the past year and projects roughly 4,000 in 2026.
Executives on the record
"This was the first real opportunity for people to see the scale and vision behind Trump Tower Tbilisi," said Eric Trump, Executive Vice President of The Trump Organization. "We are so excited for Tbilisi's future as an international investment and real estate destination."
Ilia Tsulaia, Co-Founder and Chairman of the Board of Archi Group, said the project "brings together global design, the legacy of the Trump brand and deep local market expertise" and "reflects our confidence in Georgia's continued growth."
Alex Sapir, Chairman and CEO of The Sapir Organization, called it "a transformative project — one with the scale, architecture and ambition to redefine Tbilisi's skyline."
The context buyers should price in
The land is ultimately controlled by Bidzina Ivanishvili through the Cartu charitable organisation, which is central to how critics read the project: as an attempt to court Washington while Georgian officials remain under US, UK and EU sanctions and EU accession talks stay suspended.
This is also the second attempt at a Georgian Trump tower. A $250 million, 47-storey Batumi project with Silk Road Group collapsed after 2012, and the Trump Organization formally withdrew in 2017. Silk Road Group is not involved in the Tbilisi scheme.
Sales are being targeted at non-residents, with campaigns running in Israel and Dubai. Tbilisi prime residential values have been rising 7% to 10% annually.
For scale: Georgia's nominal GDP in the second quarter of 2026 was GEL 28.1 billion. A $2 billion programme is large relative to a single quarter's output, though it is spread to 2033.
